PBA were approached by a private client to explore the feasibility of a small residential development on the underutilised large garden of their Grade II listed house in Charing Heath near Ashford in Kent.
We used our experience within the residential sector to ensure the scale and layout of the scheme complemented the surroundings which comprises of a scattered collection of houses along the lanes, each set back from the road situated on spacious plots. We proposed plans for two exclusive 4 bedroom detached family homes featuring a traditional ‘Arts and Crafts’ style with gable fronts and large hipped roofs.
The new properties were individually designed, featuring large traditional reception rooms as well as modern open plan kitchen/dining/living areas. The first floors offer a good number of well sized bedrooms and wet room showers, including a master suite.
Traditional features such as bay windows, oak framing, and dormer windows complement the rural setting and surrounding properties, whilst modern aspects such as the open plan living areas provide a contemporary edge. Each property also incorporated individual statement features such as the galleried two storey oak frame and the master bedroom balcony.
A mixture of traditional and local palette of materials were incorporated into the design, including brick, tile hanging, painted weatherboarding, and clay tiles. Due to the complex roof structures, the properties were constructed from timber frame which also helped the build progress throughout the winter.
For this project PBA provided a variety of services including advice on the feasibility of the project in the context of planning policy as well as the site constraints such as ecology, flood risk, heritage impact and site access. We developed various drawn option proposals, as well as engaging with and gaining the support of the parish council. Despite the development being within a small village with limited local facilities, PBA worked with the appointed planning consultant to demonstrate that the site was not isolated but within a sustainable location. We prepared and submitted the planning application which was successful, after which the site was sold to a developer who appointed PBA to prepare the construction package. We acted as project lead, coordinating the necessary consultants and reports to provide the developer with a complete construction package to take forward onto site.
