This post war semi-detached house is situated on the edge of Canterbury. When the clients approached PBA they were keen to understand their options to modernize and extend their home, whilst taking into account the existing public sewer which ran across their existing garden.
PBA worked with the clients to create a design proposal for a traditional two-storey side extension which utilised the large piece of land to the side of the house. The side extension maintained a small garage and included a new utility and cloakroom, whilst the first floor featured two new bedrooms, one complete with en-suite.
We also developed a proposal for a contemporary rear single storey extension. This benefitted from a vaulted ceiling with roof lights over providing natural light to a modern open plan kitchen/dining/family space below.
Throughout the project PBA undertook a variety of roles and responsibilities from the initial concept proposals, to working with the client on the design development, to gaining planning permission. Although the proposal doubled the footprint of the existing house, the carefully considered and sympathetic design meant that planning approval was granted within the agreed time frames. Once approved, we liaised with a structural engineer to develop the building regulation drawings and specification, for the clients to pass onto the Contractor. PBA also coordinated the build over agreement with Southern Water and also advised on the need for Party Wall Agreements.
