Extension + Refurbishment
Project Chart Lane
Location Reigate, Surrey
Client Private Client
This property is a detached Victorian house located on Chart Lane, in the desirable location of Reigate in Surrey.
The client approached PBA with the intent of adding a contemporary glass single storey extension to the rear of the house. The brief also included internal structural alterations to link several of the existing ground floor rooms to create a new open plan kitchen/dining/family room with attached utility.
In developing the client’s brief PBA produced a design which embraces modern living, with large areas of glazing across the rear, including bi-fold doors which open out onto the patio area. As the patio is set flush with the internal floor level, when the doors are open it creates a natural flow between the inside and outside spaces.
Sustainability and biodiversity featured highly on this project, as demonstrated through the use of unobtrusive materials such as the sedum roof, as well as the natural timber cladding and joinery. The addition of the ‘winter garden’ also enables the garden to be enjoyed all year round, promoting biophilic design.
For this project we put forward comprehensive proposals exploring the various layouts and external finishes available for the client to consider. Once they had finalised and agreed the design, we submitted the planning application and advised the client there would be a requirement for a party wall agreement. With the assistance of a structural engineer the design developed into a detailed technical package stating the specification, in readiness for the builders conducting the work. The construction cost is currently being negotiated; once the contractor has been appointed, we will administer the building contract on site, review workmanship, value the works, and lastly pass the project back to the client upon completion.
“We have been working with Philip for over a year now on plans for our property, including a site visit before we’d even purchased the property! Throughout it all Philip has been innovative, responsive and prompt. What strikes me most is that coming into this process I had a well formed (boring) idea of what I wanted to achieve, however Philip’s holistic approach to understanding the art of the possible and how my family “live” in our home has challenged preconceived ideas leading to a vastly more imaginative and stylish design than I’d ever thought possible. To date Philip has drawn up all plans, managed the planning approval, finalised glazing and green roof solutions, and ultimately taken this through the structural engineer for sign off. We’re now at the stage of finalising the contract price with builders; Philip tendered 5 reputable building firms’ providing a comprehensive listing of our requirements and specific suppliers to be used (e.g. glazing products), short listed 2 firms and then by meeting them in person on site and speaking to them regularly has saved us a lot of money against the original quotes without us having to “scope down” our expectations. I see every penny I’ve spent with him as ultimately being a great value investment comparative to these savings.
We’re due to start work on site shortly and I can’t wait to see how the plans are realised. I feel very comfortable continuing to work with Philip, who’ll project manage the entire build, meaning I don’t need to get so involved and can focus on my busy career and young family.”
