This property is a detached Victorian house located on Chart Lane, in the desirable location of Reigate in Surrey.
The client approached PBA with the intent of adding a contemporary glass single storey extension to the rear of the house. The brief also included internal structural alterations to link several of the existing ground floor rooms to create a new open plan kitchen/dining/family room with attached utility.
In developing the client’s brief PBA produced a design which embraces modern living, with large areas of glazing across the rear, including bi-fold doors which open out onto the patio area. As the patio is set flush with the internal floor level, when the doors are open it creates a natural flow between the inside and outside spaces.
Sustainability and biodiversity featured highly on this project, as demonstrated through the use of unobtrusive materials such as the sedum roof, as well as the natural timber cladding and joinery. The addition of the ‘winter garden’ also enables the garden to be enjoyed all year round, promoting biophilic design.
For this project we put forward comprehensive proposals exploring the various layouts and external finishes available for the client to consider. Once they had finalised and agreed the design, we submitted the planning application and advised the client there would be a requirement for a party wall agreement. With the assistance of a structural engineer the design developed into a detailed technical package stating the specification, in readiness for the builders conducting the work. The construction cost is currently being negotiated; once the contractor has been appointed, we will administer the building contract on site, review workmanship, value the works, and lastly pass the project back to the client upon completion.
