‘Bayford House’ is a detached 1920’s house situated on the edge of Woodnesborough village, near Sandwich in Kent. When the client approached PBA, the property was in much need of renovation and modernisation.
PBA worked with the clients to create a design proposal for a two-storey side extension which utilised the large piece of land to the side of the house. It also provided the opportunity to make the property double fronted and enhance the traditional character of the original building. The side extension included a new reception room, utility, and cloakroom, whilst the first floor featured a new spacious master bedroom suite complete with balcony.
We also developed a proposal for a contemporary rear single storey extension which created a modern open plan kitchen/dining space with a secluded family area. The rear extension benefitted from a vaulted ceiling with roof lights over, frameless glass bay window, and was finished eternally with black charred timber cladding to create a contemporary aesthetic.
Throughout the project PBA undertook a variety of roles and responsibilities from the initial concept proposals, to working with the client on the design development, to gaining planning permission. Although the proposal doubled the footprint of the existing house, the carefully considered and sympathetic design meant that planning approval was granted within the agreed time frames. Once approved, we liaised with a structural engineer to develop the building regulation drawings and specification, for the clients to pass onto the Contractor.
